According to a study prepared by National City Corp and Global Insight, it may be the best time to buy a house since 2004.
In an interview today on CNBC legendary investor Warren Buffet stated the following:
In the Maui real estate market, February was not kind to Wailea and Makena residences. Only two homes sold. Tom and Sean's Keawakapu Beach listing and one other. In February 2007 three Wailea and Makena homes sold. Four other homes went into escrow in February compared to five a year ago. Currently 60 homes are for sale which represents over two years worth of inventory at current sales rates. With so few data points, making pricing comparisons isn't useful.
In February 2008 the market for Wailea/Makena condominiums continued to be sluggish. There were seven units sold, the same as in February 2007. The median sales price of $1.1 million was down from the median for all of 2007 of $1.157 million. The per square foot average of $1239 was flat to the 2007 full year average. Buyers accepted an 8% discount from their final listing price. In February, twelve Wailea/Makena condominiums were placed under contract compared to nine in February 2007. Five of those were sales in Ho'olei. Currently there are over 180 condominiums for sale. At the current sales pace, that is well over two years worth of inventory.
